Transaction Coordination

Here is a sample of our Standard Silver Package once a transaction is under contract: 


  • Ensure secure handling of all documents;
  • Provide introduction email to Co-op - Agent, Buyer/Seller, Lender, Title Company;
  • Ensure items are fully executed and properly filled in;
  • Submit all required contract documents to broker for compliance;
  • Send/request disclosure packages and gather signatures if needed;
  • Ensure addenda to contract are shared with appropriate interested parties and deadlines updated accordingly;
  • Verify Earnest Money deposit and obtain receipt from Title;
  • Schedule (as needed) and verify inspection date and time;
  • Maintain regular and relevant contact with all parties for status updates and and outstanding items;
  • Provide agent email updates throughout transaction;
  • Order or Collect HOA documents in accordance with deadlines and email to appropriate Agent as required;
  • Send reminder to order Home Warranty per contract, if needed;
  • Confirm inspection has been set up in accordance with offer deadline;
  • Monitor appraisal timeline and completion with the lender;
  • Coordinate and monitor buyers loan status with lender;
  • Ensure your Buyer/Seller is provided a copy of all necessary documents throughout the Transaction;
  • Draft Commission Disbursement Authorization for Agent approval prior to submitting to Title and Compliance;
  • Upload all disclosures, documents, and reports into Agent's online compliance service;
  • Verify Title has all required documentation;
  • Conduct a final audit of file prior to closing to ensure all documents are uploaded and the file is complete;
  • Upload Final ALTA/CD to online transaction coordination service for compliance;


Agent Expectations 


Review preliminary title reports. Review escrow Instructions and settlement statements. Negotiate repairs and any changes to the contract. Advise the client of any contingency timeline removals (we will remind all parties of the dates and timeframes in the introductory email). If TCS is drafting documents, the agent will review before being sent to client (if applicable). 


Fee Schedule Standard Package 


  • Listing or Buyer Side: $399.00
  • Dual Transaction: $619.00
  • Paid at closing according to TCS Support Service Agreement.



A la Carte Services: 


Special Project Management: 


  • Scheduling and follow up of outside services such as photographers, stagers, cleaning, or painters, etc;


  • $75 per hour (minimum 1 hour service) paid up front plus any associated third party fee


General Administrative Assistance:


  • Do you just need a little help today because you’re feeling overwhelmed? TCS can relieve you of that feeling. What administrative needs do you have?


  • $50 per hour (minimum 1 hour service) paid up front plus any associated third party fee



5 Hours General Administrative Assistance:


  • 5 hours of monthly assistance
  • $230 paid up front plus the cost of any third party fees
  • Does not include typical contract to close TCS services



Upgraded Packages all include the Standard Silver Package Services


  • Upgraded Gold Package includes but is not limited to Social media posts, Drafting basic Addenda, Contract preparation, and CRM updates;
  • Upgraded Platinum Package includes but is not limited to Customized e-mail signature, Dual Agent Fee included in price, New Listing Services, Contract preparation, Social Media Posts at different stages of transaction, and Special close out process;

File Auditing & Broker Compliance

Need help with file auditing?  We can help with that!!


  • Additional File Auditing for Broker Compliance $150 paid up front

New Listing Coordination

New Listing Set Up  


  • Listing file creation in Agent's preferred software


  • Add client to Agent's CRM database


  • Fill out listing documents and send to client along with any required disclosures for signatures. 


  • Add listing info into the MLS (Agent fills out listing comments/description).


  • Assign lockbox to MLS listing.


  • Input listing into the MLS incomplete.


  • Get MLS approval before going live.


  • Provide copy of listing via Email to seller.


  • Add required documents to the MLS listing such as disclosures, inspections.


  • Add all listing documents, disclosures and any other required documents to broker’s online compliance management software to ensure file is complete.
